Planning a trip to Las Vegas? Whether it’s your first visit or your tenth, it’s easy to get overwhelmed by all the options. As locals, we know how to balance the must-see attractions with spots that many visitors miss. This four-day itinerary blends the energy of the Strip with the character of the neighborhoods beyond it, giving you a true taste of what Vegas has to offer.

Day 1 – The Main Event: Everything Happening on the Strip

Morning: Start with brunch at Alexxa’s in Paris Las Vegas , where the drinks come in disco balls and the atmosphere is upscale, modern, and trendy. Every Saturday and Sunday, a live DJ keeps the vibe upbeat while you enjoy brunch from 7:00 AM to 2:45 PM .

Afternoon: Stroll through the Bellagio Conservatory & Botanical Gardens , an ever-changing floral masterpiece perfect for photos (and a break from the casino floor). Each season the gardens transform into a different showcase of sights, sounds, scents and colors. The conservatory team changes out the design, and replant and repurpose as much of the living plant material as possible.

Evening: Dinner at Din Tai Fung inside ARIA. If you’ve never tried their famous dumplings, you’re in for a treat — and yes, the chocolate xiao long bao is as good as it sounds.

Night: Dance the night away at Omnia Nightclub in Caesars Palace, or if clubbing isn’t your thing, see one of the incredible Cirque du Soleil shows on the Strip! Some of our team members recommended KÀ, or Mystère.

If shopping isn’t your scene, dive into something spooky different with Zak Bagans’ Haunted Museum . Evening: Dinner at Esther’s Kitchen , where fresh, handmade pasta and sourdough steal the show.

Morning: Start with breakfast at The Peppermill , a retro Vegas staple known for its huge portions and vintage diner vibe.

1. Length of Residency: While longer periods at previous residences typically suggest reliability and commitment, we understand that some applicants may be first-time renters. We welcome first-time renters, and on the screening score sheet, you can assign yourself a "1" under "Length of Residency" if this is your first rental experience!

2. Collections: We review any outstanding collections, including monthly utilities or bills, as well as loans (excluding medical bills). This helps us assess your overall financial responsibility. Your estimated monthly payment for all your loans, utilities and bills is also taken into consideration.

3. Rent-to-Income Ratio (per household): To ensure you can comfortably afford the rent, we require that your monthly income is at least 2.5 times the rent amount. This ratio helps us verify your ability to manage rent payments alongside other living expenses.

The Las Vegas rental market has been the subject of conflicting reports lately—some headlines suggest a rebound, while others caution that rents may remain flat or even decline due to the amount of rental inventory. Our renewal rents have seen on average a steady 3% increase , and we’re optimistic that this number could inch closer to 5% as the year progresses. The third quarter of 2024 brought modest growth to the U.S. mortgage market, according to ATTOM's latest Mortgage Origination Report. A total of 1.67 million residential mortgages were issued during the quarter, representing a 1.9% increase from both the previous quarter and the same period in 2023. This marks the second consecutive quarter of growth—a pattern not observed since early 2021. Despite this improvement, overall mortgage activity remains significantly lower than the 2021 peak, reflecting ongoing challenges in the housing market.
The increase in mortgage originations was primarily driven by gains in refinancing and home-equity borrowing, as opposed to purchases. Refinancing activity rose by 6.9% compared to the second quarter, while home-equity lending increased by 2.3%. In contrast, purchase loans declined by 1.7%, influenced by a tight housing supply and elevated prices, even as mortgage rates for a 30-year fixed loan dipped close to 6% by the end of the quarter. In August, local property owners should have received their annual Clark County tax bill, with the first payment being due at the end of August. Some homeowners may have discovered that the property tax rate on their personal property increased to 8%. This would be reflective of the fact that Clark County levies an 8% property tax on what it determines to be investment properties. If the tax rate on your personal property was increased to 8%, this is most likely the result of not returning the Tax Cap Abatement Notice to the Clark County Assessor's Office that was sent out earlier in the year. This notice asked property owners to verify if the property was an investment property or was their personal property. If this postcard was not returned to the Assessor prior to taxes being levied, the County automatically increased your annual property tax rate to 8%, which is the standard rate used for investment properties. If you are an owner/occupier living in your home in Clark County, the tax rate cap remains at 3% for personal property. This is far below what home values have been appreciating for here in the Las Vegas Valley and should be maintained to prevent skyrocketing property tax costs.
If you have noticed that your tax rate has been raised in error, it is important to handle these tax issues as quickly as possible, so here are some helpful dates to note: Remaining tax installment due dates are October 7th, January 6th, and March 3rd. Payments that are not paid within 10 days of these deadlines will incur an increasing penalty that can quickly add up.

There are Going to Be Fireworks Across the Valley

To celebrate its 30th anniversary, the Summerlin Council Patriotic Parade will feature new floats, along with three popular floats from the past: “Stars and Stripes Forever,” “Visions of Candyland,” and “Ferris Bueller’s Independence Day Off.” The city of Las Vegas’ Wards 4 and 6 will present the “Blast Off in the Basin” in northwest Las Vegas on July 4, and Las Vegas Motor Speedway’s popular “Night of Fire” will offer a post-race fireworks show on July 3. If you don't feel like venturing into traffic and crowds, many of these displays can be viewed from across the valley and most casino shows will start their displays at 9 pm.

Boulder City

The 76th annual Damboree on July 4 will begin with the Rotary pancake breakfast at 7 a.m. at Bicentennial Park. At 9 a.m., the Boulder City Veterans Flying Group will perform a flyover and the parade will get underway. The parade route will begin at Colorado Street, travel down Nevada Highway to Fifth Street, and end at Broadbent Memorial Park. Veterans Memorial Park will host live music, activities, food trucks, and more, starting at 4 p.m. Parking is $20. Fireworks will launch at 9 p.m. Admission is free.

Buckskin Basin Park

“Blast Off in the Basin,” hosted by the city of Las Vegas’ Wards 4 and 6, will feature fireworks, a DJ, and food trucks at 7 p.m. July 4 in northwest Las Vegas. Admission is free. Attendees may bring water and umbrellas for shade. The main viewing area will be at Buckskin Basin Park, with an additional viewing area at Wayne Bunker Park.

Cowabunga Bay and Cowabunga Canyon

Cowabunga Bay will present fireworks shows at 8:50 p.m. July 4-5 in Henderson, and Cowabunga Canyon will have fireworks at 8:50 p.m. July 3-4. The water parks will also feature DJs, hot dog eating contests, and more, July 3-5 at both locations. Ticket prices vary.

Durango Station Casino

Woods highlighted that while leisure and hospitality will continue to be key drivers of job growth over the next decade, the healthcare sector is emerging as a significant player in the local economy.
“Healthcare is projected to become our second-largest driver of employment growth in the next 10 to 20 years,” Woods explained. “By 2028, healthcare will represent the second-largest sector in terms of total jobs in the valley.” This growth is attributed to the aging baby boomer population entering retirement, a trend impacting not only locally but also nationally and internationally. Woods emphasized the importance of bolstering the healthcare workforce to meet future demands, noting that the current proportion of healthcare workers in Clark County is lower compared to similar regions like Phoenix, Salt Lake City, and San Diego.
Clark County's population growth is expected to remain above the national average for the foreseeable future. Currently, the county has 2.41 million residents. The report indicates a population growth rate of 1.6 percent in 2024 and 1.4 percent in 2025, peaking at 2 percent in 2026 before gradually declining through 2060.
For the past 50 years, Clark County has consistently outpaced the national average in population growth, a trend expected to continue. However, the gap will narrow as the county's population ages faster than the national average due to lower birth rates and an increasing ratio of retired migrants. This year's population projections have been revised upwards slightly from last year's report, integrating new data. The report now forecasts nearly 3.3 million residents in Clark County by 2060.
Transportation infrastructure investments, both federal and private, are estimated to total around $12.8 billion from now until 2050. The southwest Las Vegas Valley now boasts the highest median household income in the region, according to a new report from Colliers.
Colliers' first-quarter apartment market report reveals that the median annual household income in the southwest valley reached $88,423, surpassing Henderson's $86,682. In the first quarter of 2023, these figures were $90,531 in the southwest and $92,356 in Henderson.
Jeffrey Swinger, an executive vice president for multifamily investment sales with Colliers International, noted the area's appeal to high-income workers. He described the southwest valley as a "hodgepodge," highlighting its unplanned nature and available land as key attractions for development, especially compared to fully developed areas like Green Valley and the distinct Summerlin.
Enterprise, covering most of the southwestern valley, is one of the nation's fastest-growing areas. It is developing a mix of commercial and residential projects on its available land within Clark County but outside the cities of Las Vegas, North Las Vegas, and Henderson. Esri's population data shows Enterprise's growth rate is more than double that of the entire valley, increasing nearly 60% from 2010 to 2023, reaching 245,243 residents by the end of 2023. An additional 13,713 residents are expected by 2028.
Following the southwest and Henderson, Summerlin/The Lakes has the third-highest median household income at $78,395, and the northwest valley follows with $77,352. The University/The Strip submarket has the highest renter percentage at 79%, with the central valley at 68% and west Las Vegas at 61%.

The Las Vegas Strip Has Lost an Icon this Week

The Tropicana Las Vegas, an iconic landmark in Sin City's history, opened its doors in 1957 with much fanfare. Its grand opening was marked by the Nevada lieutenant governor symbolically unlocking the door and discarding the key, signifying its perpetual operation. However, after more than six decades of operation, the Tropicana is now set to close permanently to make way for a Major League Baseball stadium for the relocating Oakland Athletics, as announced by its owner, Bally's Corp.
The Tropicana, often referred to as the "Tiffany of the Strip," had a storied past that included ties to the mob during its early years. Despite this association, the hotel-casino enjoyed success and became renowned for its opulence, featuring mosaic tiles, mahogany panels, and a distinctive tulip-shaped fountain at the entrance. Over the years, it hosted top-tier entertainment acts, including A-list stars like Sammy Davis Jr., Louis Armstrong, and Gladys Knight, as well as renowned shows like the long-running "Folies Bergere."
Despite its illustrious history, the Tropicana faced legal scrutiny in the 1970s when federal authorities investigated mob activities related to skimming gambling revenue from Las Vegas casinos, including the Tropicana. However, it continued to thrive and expand, adding two hotel towers and becoming a staple of the Las Vegas Strip.
In recent years, the landscape around the Tropicana has transformed, with towering megaresorts surrounding it, including the MGM Grand, Excalibur, and Mandalay Bay. The impending closure of the Tropicana marks the end of an era for the iconic establishment, as it prepares to make room for the construction of the MLB stadium.
Bally's Corp. ceased hotel bookings after April 2. The new stadium, backed by significant public funding, is expected to open in 2028. However, the funding and construction of the stadium faces significant backlash from the public who do not want to fund another sports arena.

What Kind of Single-Family Unit is Best?

Las Vegas has seen an incredible amount of development in recent years, and that is showing no signs of slowing down. With new developments springing up around the city, it can be hard to identify what communities and properties are best for your clients. While it is hard to go wrong while investing in Las Vegas, the type of property chosen is important in achieving your investment goals in a timely fashion.

Cost Benefits

When faced with the option of single-family homes (SFH), townhomes, or condos, there are a couple factors to keep in mind that can help your clients make the right decisions. The first of these is cost. Typically, the purchase price of a SFHs will be more expensive than a townhome and a townhome will be more expensive than a condo. However, the purchase price is only part of the overall picture for an investment property. While townhomes and condos may be cheaper at the outset, they can come with hefty HOA fees that can eat up a large part of your clients' profit margin. Although HOAs are everywhere in Las Vegas, the cost of an HOA in a SFH community will likely be significantly lower than in a similar townhome or condo community. Continuing with the cost analysis of these types of properties, SFHs will likely incur higher maintenance costs than the other two types of properties. This is because outside of certain circumstances, HOAs cover many of the external and community repairs of condos and townhomes, whereas in SFH communities most, if not all, of the maintenance burden is placed on the homeowner.

Market Appeal

Another factor that should be considered when investing in rental properties is making sure your properties appeal to the widest market of possible renters. This will ensure the largest selection of potential tenants and increase your clients' odds of having the perfect tenant in their property. On the average, condos will be the smallest type of property that can be offered. These relatively small units will appeal to tenants who do not need much space, or those without many pets. Additionally, to cover the increased cost of HOAs, these units will tend to have higher rent amounts. On the other hand, SFHs will offer the most space, with the potential for added benefits in the form of backyards, pools, and larger garages. However, this space will be at a premium and is best suited for tenants who could take advantage of the 3+ bedrooms.
This leaves townhomes as the sweet spot between the two extremes. Townhomes offer more space than condos, perfect for a couple, growing family, or a handful of roommates, while not being as large to only target large families or multiple occupants like an SFH. Townhomes will also come with lower HOA payments, as the community is no longer responsible for utilities. Not all townhomes are made the same, however. When evaluating townhomes, aim for only those that have two-car garage. Lacking that, look for single-car garages with driveway space. This is important because in many situations, when there is more than one tenant, they will have more than one vehicle. Whereas in most SFH communities, curb parking may be allowed, in many townhome and condo communities, this is not the case. This lack of parking space, and the complaints from the HOA it will cause, can be a make or break for an investment property.

There may be a new development in Summerlin soon. The proposed construction of a $1.8 billion movie studio and mixed-use development in Summerlin, Las Vegas, proposed by Howard Hughes Holdings, Sony Entertainment, and even actor Mark Wahlberg is making progress. This ambitious project, recently approved by the Clark County Zoning Commission, aims to not only revolutionize the local entertainment industry but also stimulate economic growth by potentially generating 10,000 jobs in the region.
The idea of bringing a movie studio to Las Vegas traces back to a conversation between Howard Hughes Holdings CEO David O'Reilly and Mark Wahlberg, who expressed his vision for a movie studio in Las Vegas. Following this discussion, O'Reilly initiated collaboration with Sony Pictures Entertainment, ultimately leading to the conceptualization of Summerlin Production Studios.
