1. HOW MUCH RENT CAN I EXPECT TO GET FROM MY PROPERTY?

2. HOW MUCH WILL IT COST ME TO HIRE MCKENNA PROPERTY MANAGEMENT TO MANAGE MY PROPERTY IF I DECIDE TO RENT IT OUT?
The first thing to know is that we receive no income from your property until we have a paying renter occupying your home. If you’re NOT getting paid, neither are we. Once a tenant is occupying your home, of 50% of the first month’s rent will be collected. Thereafter, we charge 10% of the rental amount received each month.

3. ARE THERE ANY OTHER COSTS TO ME?
Possibly, in the initial phase, when we are locating and screening potential tenants for you, we will be advertising your property. The maximum amount for advertising your property is $180 per month. But we work with you to keep that cost lower and of course we pride ourselves in getting you a tenant very fast so that we don’t have to advertise for a long period. Your home is also advertised on McKennaPropertyMangement.com and many other local websites, including the multiple listing service (MLS) and Realtor.com. The only other costs you may incur will be repairs & maintenance for the property if they are needed. These are handled by our Customer Service Department who work very hard to keep such costs at a reasonable rate.

4. HOW SOON CAN I GET MY PROPERTY RENTED?
McKenna Property Management will help you rapidly get the property ready to be rented. (There may be upkeep or certain repairs that will be recommended in order to get you the best rent). As soon as it is ready to be put on the market we will use our network of leasing agents and our excellent advertising methods to get you a tenant fast. We pride ourselves in our speed at getting a good tenant located, paid and signed up on a lease. This usually happens within a month and we work to make it shorter than that. Remember, we earn nothing until your property does.

5. WHAT IF A TENANT DAMAGES MY PROPERTY?
McKenna Property Management takes great pains to see that you are protected from damage that would constitute an issue above and beyond normal wear and tear on your property. We demand adequate security & cleaning deposits and hold these in trust until, at the end of a tenancy, we inspect the property and ensure it is being left in good condition. Any repairs or cleaning needed at that time are deducted from the tenant’s deposit.

Additionally we do inspect the property whenever we deem necessary so as to keep you informed of its condition.

6. WHAT IF THE TENANT BREAKS THE LEASE BY NOT PAYING RENT OR OTHER VIOLATIONS?
This is one of the many ways that the burden of renting out your property is taken off of your shoulders by McKenna Property Management. Should a tenant break the lease we have an efficient administrative network in place that complies with Nevada State statutes for rentals. If such a situation should occur, we administer the “pay or quit” notices, coordinate with the constable’s office and execute an eviction correctly and in a timely manner while getting the actions set up to find a new tenant rapidly.

7. WHAT IF I WANT TO LIMIT MY TENANTS WITH CERTAIN PREREQUISITES SUCH AS “NO PETS” OR “NON-SMOKERS”.
These prerequisites can be placed in our advertisements and also can be written into the lease.
